In a one-of-its-kind effort, the New Hampshire Community Loan Fund and Rock Rimmon Cooperative are installing 10 manufactured homes in the resident-owned community in Danville, N.H. to sell to veterans only.
The cost of the custom-built ENERGY STAR®-rated, one-bedroom houses, each smaller than 500 square feet, is less than renting an apartment in the area.
Veterans may be eligible to own one of these homes if they:
Are a military veteran or surviving spouse.
Are currently in a temporary or transitional home, or about to lose their home.
Have access to transportation.
Earn at least $26,410 before taxes and deductions.
Earn maximum $52,850 for one buyer or $60,400 for a couple.
Have $500 saved for a down payment and cash reserve.
Have not owned a home for at least three years.
Intend to live in home for at least five years.
Have no criminal record, or no recent or violent offenses.
Attend a free full-day homebuyer education class.
Each home will sell for $49,500, with only $250 down.
The estimated monthly cost to homeowners will be $660 a month in the first five years of owning a home, and $707 thereafter (only the mortgage is fixed; costs such as taxes and insurance are likely to change).
How to apply
Apply through the New Hampshire Community Loan Fund’s Welcome Home Loan program by writing or calling Ron Thompson, (603) 856-0756, NMLS #225348. Applicants will need:
Income verification for all household members, such as copies of one month’s recent paystubs, IRS W-2 forms, tax returns, and award letters for Social Security benefits, VA benefits, or Section 8 Vouchers.
New job can be documented by a copy of the job offer letter and first-month pay stubs.
Bank statements (all pages) for the most-recent two months.
$27.85 credit report fee for each applicant.
Apply separately for membership in Rock Rimmon Cooperative, which performs its own background check. It is a good idea to explain any past criminal background issues in a letter with the application.
Participants can also apply with town of Danville for property tax exemption for veterans, and/or for disability.
